Houston Commercial
Chiller Maintenance
Fixed-price annual chiller programs with tube cleaning, refrigerant and oil analysis, control calibration, kW/ton trending, and a 4-hour emergency response across Greater Houston.
Semi-annual programs run $2,400–$4,800 per chiller. Quarterly programs run $4,000–$8,000.
Single service visits are $850–$2,400 with no contract required.
Houston Chillers Fail in August, Not in April
A chiller that has never been tube-cleaned runs hotter, works harder, and trips earlier — usually on the hottest week of the year, when nobody can wait. Houston’s long cooling season and hard city water accelerate tube fouling and scale, and condenser approach temperature drifts up gradually until the machine can no longer carry the load.
The difference between a managed chiller and an unmanaged one is not whether it fails, it is whether the failure happens in a scheduled window with a known repair list, or at 2 p.m. on a Tuesday in July with tenants calling.
Everything Included
No hidden fees, no per-visit surprises, and documentation after every service.
Annual Tube Cleaning
Brush and punch cleaning of condenser and evaporator tubes removes the scale Houston water leaves behind and restores design approach temperatures.
Refrigerant & Oil Analysis
Charge verification, leak detection, and oil/acid testing catch the two failure modes that end in a compressor replacement.
4-Hour Emergency Response
Contract accounts get priority dispatch with a 4-hour response target across Greater Houston, not a next-business-day promise.
kW/ton Trending
Every visit produces a kW per ton figure, so you can see efficiency sliding over months instead of discovering it after a failure.
Control & Vibration Checks
Control calibration, sensor verification, and vibration readings on rotating components — the early signals of bearing and alignment problems.
Chiller Logs in Writing
A written report per visit with findings, photos, and repair recommendations you can take straight to capital planning.
